Preservation Potentials: Green Castle Hotel

Very excited to present the latest Preservation Potential! A once lovely 1880 building chock full of history and potential is up for sale. The building has been under threat of demolition and this could be a chance in a lifetime to save it whilst investing in this historically scenic gateway into Woodbury. Situated on the corner of Cooper and Railroad, the former Victorian-era hotel built by a 5-term mayor, Lewis M. Green is located across from a successful cafe-style restaurant and a few steps from the active Priya art gallery! It will also be nearby the planned light rail stop which is in development now. The building needs some restorative work but the bones are good! The potential is enormous! This spot would be an amazing coffee shop, arts center, museum, storefront, bed and breakfast... you name it! Original exterior window shutters as shown on the photo below are currently stored in the basement. Available grants for restoration funding are available to non-profits. Also because the property is a contributing building in the New Jersey Register of Historic Places' Green Era District potential grant aid is available. More information HERE.

From the listing: The subject property is a combination two and three story building with a partial basement. The Owner has authorized the sale of the building, subject to the City of Woodbury approving a formal minor subdivision plan creating a lot with the building on it of approximately 45' x 90'; this will result in a non-conforming lot requiring a variance(s). The Owner will consider a license for the land retained by the Owner for a buyer's adjacent on site ingress and egress as well as parking use under terms and conditions to be determined by the Owner. The building contains approximately 24 rooms with various bathrooms and kitchen areas. The total estimated gross building area is 5,348 SF. The building is in need of complete restoration and remodeling both inside and out. It is the intent of the Owner to have the building restored by and investor or user. The proposed sale is part of Block 118 Lot 27. Real Estate taxes would be determined after an approved subdivision. Located in the Historic District.

Offered at $250,000!

Preservation Potentials: 47 Curtis Avenue

Attention: Victorian House Lovers, Steampunks, Anglophiles, and fellow appreciators of all things antique! I'm not sure old-house hunters outside the immediate area realize the unique architectural offerings Woodbury, NJ has in store. In some cases these houses will require a little creativity to restore them to their former glory, but most will have retained a large semblance of the magnificent days of English-inspired American architecture, for a fraction of the cost found in other areas.

this picture does not do the place justice, it's a lovely Victorian twin

love those original pocket doors!

In some cases these houses will require a little creativity to restore them to their former glory, but most will have retained a large semblance of the magnificent days of English-inspired American architecture, for a fraction of the cost found in other areas.

Recently listed is an amazingly beautiful gray stone Victorian duplex on a lovely and predominantly period street, Newton Avenue. At $159,000, you can't go wrong. Listing HERE. Zoned residential/commercial, you could operate a business where you live if you wanted. There's enough room (and a private entrance) if you wish to rent one of the three floors out as well. But... how about I aim high and hope that a young family moves and converts this lovely home into a single family, as this one would make a lovely residence. For each unit removed the City of Woodbury will provide a $500 credit towards permit fees and a 5-year tax abatement on a home’s increased value. WORC will pay 50% of an owner’s permit fees above the city’s $500 credit and further, will offer a grant of up to $5,000 for each apartment removed from a property. Brochure HERE.

Looking for a circa 1889 Victorian on a lovely street? This 5 bedroom, 1.5 bathroom appears to be in nice shape. Externally, the building retains some of its original charm such as arched window details and corbelled roof trim; however it does "suffer" from the closed-in porch treatment. Internally, judging from the photos from the listing HERE, the house seems to be in decent shape although original details appear to have been stripped. However it's a great price for such a large Victorian, listed at $99,999. It has massive potential to be even more beautiful than it already is.

UPDATE JUNE 2013: CURRENTLY OFF MARKET

Attention: Victorian House Lovers, Steampunks, Anglophiles, and fellow appreciators of all things antique! I'm not sure old-house hunters outside the immediate area realize the unique architectural offerings Woodbury, NJ has in store. In some cases these houses will require a little creativity to restore them to their former glory, but most will have retained a large semblance of the magnificent days of English-inspired American architecture, for a fraction of the cost found in other areas.

Today's featured house is a 4 bedroom, 1 bath, well maintained place with a big backyard. It features a closed in heated porch, which I don't particularly see as a plus, as personally prefer an original open porch detail, but some people like the extra year round room it provides. Built circa 1900, this Victorian era home was most likely originally finished in a Stick style and although the siding has been updated and the porch closed in, it still retains some of its original charm. It even appears as if most of the original interior details have remained intact, albeit painted (see photo). Offered at $85,000 $75,000, the house is conveniently located near the quickly revitalizing downtown area. See more photos and the full listing: HERE.

Today we feature two historic houses right next to each other, both for sale. These particular buildings are listed at a higher cost than what we usually feature here for the Preservation Potentials posts, but it is not often you find restored turn-key Queen Anne Victorian houses side-by-side offered for sale. These two buildings were last used as professional offices, but both feature ample living space as well. They are located at the NE corner of Hunter St. and Euclid St., adjacent to the Gloucester County Justice Complex. As of June 30, 2013 the Gloucester County Jail has closed. No inmates of any kind are held in the Justice Complex center, making these houses even more attractive.

Preservation Potentials: 30 Newton Avenue

Attention: Victorian House Lovers, Steampunks, Anglophiles, and fellow appreciators of all things antique! I'm not sure old-house hunters outside the immediate area realize the unique architectural offerings this quaint city has in store. In some cases these houses will require a little creativity to restore them to their former glory, but most will have retained a large semblance of the magnificent days of English-inspired American architecture, for a fraction of the cost found in other areas. The City of Woodbury offers a generous tax abatement program for conversions from multi-house setups back to single family homes, further details HERE.

Today's featured house is an amazing three story brick Victorian built in 1893. The left side is for sale, listed at $152,000 and features many original details such as original porch, 1st floor bay window and double entry doors. The right side of the building houses a quiet lawyers office. Newton Avenue is a lovely street populated with many fine Victorian houses, one of the best is situated right across the street, so you would have a lovely view of an immaculately maintained and stately home (see the second picture below for the partial view).

with this porch, one can surely travel back in time.

As it stands now, 30 Newton is separated into various offices so potential office space rental income exists, but the house is multi zoned so there would be no problem converting it back into a single family home or a live-in office with 2477 square feet of living space.

Preservation Potentials: 42 + 44 N. Maple Street

UPDATE: SOLD

Attention: Victorian House Lovers, Steampunks, Anglophiles, and fellow appreciators of all things antique! I'm not sure old-house hunters outside the immediate area realize the unique architectural offerings this quaint city has in store. In some cases these houses will require a little creativity to restore them to their former glory, but most will have retained a large semblance of the magnificent days of English-inspired American architecture, for a fraction of the cost found in other areas.

Today's featured house is a buy one get one free special of sorts! For $100,000 you can own both sides of a circa 1880 Victorian duplex. Rent the one side and it will virtually pay for your mortgage while you live in the other half, as each side has over 2300 square feet of space. This house sits nestled inbetween immaculately maintained Victorian houses of similar style in a beautiful section of Woodbury.

The external condition of this house retains many original Victorian architectural features such as stone porch, wood trim and fretwork, brick quoins, and I believe a slate roof. It also features a nice sized yard with a view of Stewart Lake! The only catch, I suppose, is that until recently it was used a daycare center and will take some work to convert the interior of the building back into a proper home, or homes.

This lovely property will be auctioned on May 18th at 1:00 PM! It is my opinion that reviving a once grand city is a community effort that largely starts at home.
